MorningStar Senior Living announced the start of construction on a new senior community in Leawood, Kansas, marking the provider’s first project in the state.
Construction kicks off on a sizable campus
The development will sit on a four‑acre parcel near downtown Kansas City. It will comprise two stories and total roughly 104,857 square feet of built area. The plan calls for 103 units, split between assisted‑living apartments and memory‑care suites.
Specifically, the layout includes 73 assisted‑living apartments and 30 memory‑care units. Builders aim to finish the project by 2028.
Design draws on local culture
Architects have chosen a contemporary style that references Kansas City’s jazz heritage. The concept, described as “soothing glamour,” mixes warm wood tones, veined stone, layered textures, mixed metals and jewel‑toned accents.
Residents will have access to indoor and outdoor dining, a salon, fitness and therapy spaces, a bistro and bar, a theater, a chapel, a library and an art studio. Outside, a grilling area, a putting green and a 5,000‑square‑foot butterfly garden are planned.
While the design feels upscale, it also tries to stay practical for seniors; the phrase “warm wood ones” slipped in the brief, a slightly odd wording that hints at the informal tone of early drafts.

Financing and development partners
Rosemann and Associates will serve as the architect, with Aneka Interiors handling interior design. The general contractor is Russell, and Texas Capital is providing the financing package.
MorningStar’s partnership with Confluent Development marks their 16th joint venture. The two firms have worked together on multiple projects across the country, but this is the first time they have collaborated on a Kansas site.
In a broader sense, this expansion mirrors a pattern where senior‑living operators move into Midwestern markets that have seen steady demographic growth among older adults. The move suggests confidence that demand will keep rising, even as the industry wrestles with staffing challenges elsewhere.
